How our pricing works

One percentage of gross sales — that is the model
Quoted in writing at your free consultation, before any contract
No hidden fees — anything beyond the percentage is agreed in writing first
Specialty and equestrian work is quoted per property
You approve the terms before we begin — no surprises after

Our rates

Standard estate sale — 40%

Our full-service commission for a typical estate: sorting, research and pricing, photography, marketing, staffing the sale, and itemised accounting afterwards.

Larger estates — 35%

For estates with higher expected proceeds, the commission steps down to 35% — agreed in writing before we begin.

Smaller estates — 45%

A small sale takes nearly as much work as a large one, so smaller estates are 45%, or a minimum fee — quoted in writing at your free consultation.

Cleanouts are charged separately. If a property needs cleanout work — labour, hauling, disposal and donation logistics — we quote it in advance, in writing, separate from the commission.
